Terms and Conditions of Renting Widow's Row       

Reservations of this property are accepted subject to these Terms and Conditions of Renting.

Contract. The Contract of Hire shall be between the Hirer and the property Owner. By signing the booking form you agree that you are over 21 years of age and that you accept full responsibility for all payments due and for the consequences and actions of all persons who will use the property during your holiday. The Hirer shall have the right to occupy and use Widow’s Row together with its gardens for the agreed period. Please bear in mind that you are responsible for your children's safety whilst at Widow‘s Row.


Provisional Bookings. Upon receipt of your enquiry by email or telephone, Widow’s Row can be provisionally booked. This will be held for a period of 7 days only. If no booking form and deposit is received within this period, then the provisional booking will be cancelled. The Hirer shall not pass his/her booking to another party.

Payment. Bookings made within 6 weeks of your holiday date must be paid for in full and in advance of occupation of the property. For a booking made more than 6 weeks before your holiday starts the Owner requires a deposit of £100. This deposit will be refunded in full only if the reservation is cancelled more than 6 weeks prior to occupancy and if the Owner successfully re-lets the property. Short breaks must be paid for in full when being booked. The additional ‘breakage deposit’ (see below) will be refunded in full if the occupancy is not undertaken.

Balance. Upon payment of the deposit and subject to acceptance of the booking, the Hirer becomes liable for the balance of the rent 6 weeks before the period of letting and includes the additional ‘breakage deposit’ (see below). If the balance is not received on time, the Owner reserves the right to cancel your booking and retain the rental deposit.

Breakage Deposit. There is a breakage / cleaning deposit of £100 required, that will be returned in full, within 7 days of departure after inspection of the premises and part returned if there are major breakages or extensive cleaning required. This is payable 6 weeks prior to the letting. If this is not paid prior to arrival, it must be paid in CASH on arrival. There will be a £40 fee for lost keys.

Damage / Extra Cleaning. All bookings are accepted on the condition that the property is left in the same state of repair, order and cleanliness both inside and outside as at the start of the holiday, and that the person who made the booking will pay for breakages and/or damage and extra cleaning, if so required. The rent includes the cost of laundry and a routine clean at the end of the letting, should an additional in depth clean be necessary due to misuse of the property (such as action contrary to the Terms and Conditions of Renting), the Hirer will be liable. Major breakages should be reported to the Owner immediately and minor damage should be noted at the termination of the holiday.

Availability. The hiring Contract is made on the understanding that the property and its facilities, will be available for the dates stated. In the unlikely event that the property is not available through events beyond the control of the Owner, then she may be forced to cancel the booking. The Hirer will be advised of any such circumstances as early as possible, and will be refunded all monies paid, in full, with the Hirer having no further claim against the Owner.


Booking Alteration. If you require to change the dates of your booking after confirmation has been issued, subject to the change being requested more than 6 weeks prior to the commencement of the holiday (10 weeks for Christmas and New Year) and there is availability for those new dates there will be no charge for the change in booking.

Occupation Times. Tenancies commence from 4.00PM onwards (unless otherwise agreed), on the commencement date of the tenancy and terminate at 11.00AM on the leaving date. This is to ensure that the house can be properly cleaned and prepared for the next guests.

Planned late departures will be charged a half day rental rate.

Cancellation and Insurance. If the Hirer wishes to cancel the booking for any reason within 6 weeks of the start of the holiday, he/she should advise the Owner immediately by telephone or e-mail. Upon receipt of such correspondence, (but without any obligation to the Hirer), the Owner will attempt to obtain a replacement letting, and if such a letting is obtained, the Owner will then refund to the Hirer any monies paid. If the Owner is unable to re-let, then the Owner shall be entitled to retain all payments already made, less the Breakage Deposit.  Baggage and personal belongings are at the Hirer's risk at all times, and no responsibility can be accepted by the Owner, for loss of or damage to any vehicle, its contents and other personal belongings. It is advised to take out your own insurance cover and also to arrange cancellation insurance if you wish.

Caring for your Safety. Every reasonable effort has been made to mitigate possible safety hazards in the property. However, it is the Hirers responsibility (particularly parents with young children) to inspect the property and grounds immediately on arrival and note any possible hazards. Check the layout of your holiday property so that in an emergency you can get out quickly and easily. Please remember that older properties were built before the days of minimum ceiling/door heights and easy stair gradients. Children must be supervised at all times especially whilst outside in the gardens.

Sleeping Capacity. The maximum number of people staying in the property is 4 (plus one baby), additional persons cannot be accommodated. Any breach of this condition will result in immediate termination of the Contract and all persons will be asked to leave immediately. If the booking is made under false pretences knowing that the occupancy is going to be exceeded before arrival, this again will result in immediate termination of the Contract

Access. The Property Owner or her representatives shall be allowed access to Widow’s Row at any reasonable time during any holiday occupancy for the purpose of inspection or to carry out repairs deemed necessary to the property, or equipment .

Included in the Let. Linen is included. Sheets, pillowcases and duvet covers. Towels, bath mats, tea towels are provided (Beach towels are not provided). A travel cot, high chair and stair gate are provided on request. Use of the highchair and/or travel cot will incur an additional fee of £10 per item per stay.  The travel cot is for children up to 2 years of age only.  Please note that we provide a mattress and mattress cover for the travel cot but do not supply bedding. Electricity and use of oil for central heating is included in the rental charge. A supply of paper, sticks, firelighters and coal sufficient for one instance is provided. The local shop “The Harbour Shop”, Tel : 028437 24636, can provide or deliver these items at your request. The appropriate fuel for use on open fires must be used within the accommodation. Any damage caused by using inappropriate fuel will be charged to the Hirer. Use of fireworks is strictly  prohibited . An iron, ironing board and hairdryers are provided for your convenience. If you require the use of the travel cot, high chair and/or stair gate, please indicate this on the booking form.

Smoking. For the enjoyment of the cottage we operate a NO SMOKING POLICY. If this condition is breached, the Owner will hold the Hirer responsible and reserves the right to retain the £100 cleaning deposit and deduct any professional cleaning costs incurred.

Pets. We will only accept pets by prior arrangement. Assistant Dogs are always welcome. Dogs are permitted on condition that they are not allowed upstairs, ( a stairgate will be provided and must not be removed), on the furniture, and especially the beds. Ideally they should not be left unattended in the accommodation if they are prone to chewing or are of a destructive nature. No other domestic pets can be accepted in the cottage. If this condition is breached, the Owner will hold the Hirer responsible and reserves the right to retain either part/or all of the £100 cleaning deposit and deduct any professional cleaning costs incurred.

Refusal / Termination of let. The Owner reserves the right to refuse any booking. The Owner reserves the right to terminate this Agreement and ask you and your guests to leave immediately if this is deemed necessary as a result of your behaviour or that of your guests or any other material breach by you of the terms of this agreement. Guests are asked to give consideration to neighbours and not to cause nuisance or annoyance.

Complaints Procedure. The Hirer must inform the Owner immediately if a problem arises and every reasonable effort will be made to assist and resolve the issue. In the event of breakdown of domestic appliances, plumbing, wiring, or any unforeseen occurrence or circumstance the Owner will not be required to pay any compensation, expenses of any kind. The Owner will not normally make any refund or recompense in respect of a complaint made at the end of the hiring period or after departure, if the complaint was not made known to the Owner during the holiday rental period.

Liability. The property shall not be liable for death or any personal injury. No liability is accepted for any other damage, injury, loss, expense accidental or otherwise or inconvenience to you or any member of your party and/or your or their belongings, damage by or to any third party or for damage to any motor vehicle or its contents which may be suffered, incurred, arise out of or in any way connected with the let. The terms of the Contract (Rights of the Third Party) Act 1999 shall not apply to this particular Contract.

Data protection and Privacy. Information provided on booking forms will remain confidential and will not be disclosed to a third party or used for any other purpose.
